The Elmhurst Accreditation Scheme for commercial and public buildings enables members to produce Government endorsed energy reports using the appropriate approved methodology. The Elmhurst Scheme will support the use of all approved software systems that produce the standard export files which can be uploaded via our online system, including the Government's freely available iSBEM software used to produce EPCs.

 

Ultimately energy Assessors are free to choose the appropriate software package that best suits their individual needs and a significant number of commercial SBEM software packages are now available in the market place. Please note that assessors who choose to use third-party approved software for their EPC production may incur further (third-party) software charges, which are not covered as part of this scheme.

 

Selecting the appropriate software

 Energy assessors must use Scottish Government approved software to produce legally valid EPC reports. Furthermore Assessors must ensure they are using the correct type of software.If the EPC is for an existing building they must also be a member of a Scottish Government 'Approved Organisation' such as Elmhurst.

 

The different levels of CEA accreditation and appropriate software methodology currently supported by Elmhurst are as follows:

 

1. EPC Level 3 - uses SBEM (Simplified Building Energy Model) software to produce EPCs for simple existing buildings only. Level 3 buildings include all existing commercial premises with a heating demand up to 100kW and a Cooling demand no greater than 12kW.

 

EPC Level 4 - uses SBEM methodology to produce EPCs for more complex buildings (see exceptions below) and can be used for both new build and existing non dwellings. NB: Buildings with atria, demand controlled ventilation and other buildings that cannot adequately be modelled in SBEM are Level 5 and should be modelled by a Level 5 assessor on Dynamic Simulation Modelling (DSM) Software. This strand is not currently supported by the Elmhurst Accreditation Scheme.

 

Recommended third-party software providers

Elmhurst accredited CEAs can use any of the approved software systems, including those freely available from Government, although many members choose to use third-party approved software.
